Sliding Glass Door: Repair or Replace? Rollers, Tracks and Fogged Glass
Dragging, fogged, drafty or leaking sliding glass door? Symptom by symptom, what a repair fixes, what glass-only covers and when the whole…
ReadSometimes it is the rollers. Sometimes it is the glass. Sometimes it is the door. We tell you which, then fix that.

A sliding glass door that drags, fogs or leaks does not always need replacing. Worn rollers and a dirty track cause most dragging; fog between the panes is a failed glass unit we can replace in the existing door; a leak at the bottom is usually the sill. Breeze Free repairs sliding glass doors when repair is the right answer and replaces them, in vinyl or fiberglass, when it is not, for homes across Snohomish and King Counties.
| Symptom | Usual cause | Fix |
|---|---|---|
| Drags, sticks, hard to open | Worn rollers, debris in the track, bent rail | New rollers and adjustment, track cleaning, sometimes a new rail |
| Fog or moisture between the panes | Failed insulated glass seal | New glass unit in the existing door |
| Cracked or broken glass | Impact or thermal stress | New tempered glass unit |
| Cold air at the edges | Worn weatherstripping, misaligned panel | New weatherstrip, roller adjustment |
| Water on the floor after rain | Sill pan or flashing failure, clogged weep holes | Clear weeps; correct the sill; replace the door if the frame is rotted |
| Aluminum frame from the 1960s to 1980s, single pane, condensation | Original door at end of life | Replace the door |
| Lock does not catch | Latch worn or panel out of alignment | Adjust rollers, replace the latch |

Linda O. had us put a new slider in, and there was a crack in the door when it arrived. We put the replacement order in right away. She wrote that it was the second time she had used us. That is the standard either way: when the frame is a 1970s aluminum unit with a rotted sill we quote the door, and when the frame is sound we fix the rollers, the track or the glass and leave the door alone.
They were here on time and did a great job of putting my slider in and cleaned up their mess. Plus there was a crack on the door and they put the replacement order in right away. Great Job....This is the second time I have used them.
Breezefree just installed new windows for my home. The entire process was efficient and prompt. Cory has been great to work with and all of his team were professional and friendly. The office staff has also been responsive and friendly. My windows and doors are beautiful. Opening and closing is much easier, and I already notice the difference in keeping out drafts and keeping heat inside. I have only had the new windows for three weeks and I feel confident that Breeze Free will back their product and their work should I ever need to call them. They were referred to me by another window company and are one of PUD's approved contractors. The cost was very reasonable!
Awesome company. Family owned and operated. Great price, great quality and very professional installers!

Often. Dragging is usually rollers and track. Fog is a glass unit we can swap in the existing door. Weatherstripping and latches are replaceable. If the frame is sound, repair is the right call and we quote it that way.
Four things move the number: the width (5, 6 or 8 feet, or a custom size), vinyl or fiberglass, the glass package, and whether the sill and frame need work. A repair costs a fraction of a replacement, which is why we price both when the frame is sound. Cory measures for free and quotes in writing inside 48 hours.
Yes. Failed or broken glass in a slider is one of the most common glass-only jobs we do. The new tempered insulated unit is made to size and installed in the existing panel, usually two to three weeks after measuring.
The seal on the insulated glass unit has failed and moisture is inside. It cannot be cleaned out. The fix is a new glass unit in the same door, which costs far less than a new door.
Rollers, track cleaning and weatherstripping are usually a single visit. A new glass unit in the existing door is measured, then fitted about two to three weeks later. A whole new door is built to order and arrives in 4 to 6 weeks, then installed in a day.
Cory looks at the rollers, the glass and the sill, and quotes the repair or the replacement your door actually needs.
