Bothell is split between two utilities: Snohomish County PUD north of the county line and Puget Sound Energy south of it, which decides which window rebate you can claim. What we see in Bothell

Canyon Park and North Creek

1980s and 1990s two-stories north of the county line, built as the business parks along I-405 filled in. Vinyl sliders and double-hungs from that era are reaching replacement age, and the seals go before the frames do.

Downtown and the river side

Older homes sit close to downtown and the Sammamish River, mixed in with postwar ramblers. Single pane and early double pane in wood or aluminum frames, and enough original trim that an insert is often worth protecting.

The newer plans east of town

The subdivisions built from the 1990s onward came with big picture units and a slider onto the deck. Those are what fail first, and a failed seal in one of them is usually a glass job, not a new window.

What we install in Bothell

Bothell homes span 1970s split-levels to 2000s two-stories, and the county line decides the rebate more than the house does. North of the line we quote PUD-eligible glass at U-0.30 or lower for electrically heated homes; south of it we quote to PSE's tiers, including the 0.22 glass that earns the higher tier. Either way the product is the same: vinyl for value, fiberglass where openings are large or the look matters, and glass-only replacement when a sound frame has simply lost its seal. The quote shows the utility and the U-factor for every opening.

Is Bothell PUD or PSE?

Both. Bothell straddles the Snohomish and King County line. North of the line, around Canyon Park and North Creek, is Snohomish County PUD. South of it, including downtown Bothell, is Puget Sound Energy. Zip codes do not follow the line, so the reliable answer is the utility name on your electric bill. Cory confirms it on the estimate visit.

Do I have to replace every window at once?

No. Plenty of Bothell jobs are the weather side now and the rest later. Cory tells you which openings are finished and which have years left, and we record the exact product, color and grid pattern so the next phase matches.

My big picture window is foggy. Do I need a new window?

Usually not. Picture windows in 1980s and 1990s vinyl frames often have sound frames and failed glass seals. We replace the insulated glass unit in the existing frame, which costs far less than a new window. If the frame has failed we say so.

Do you install multi-slide patio doors?

Yes. The larger houses here often have the wall width for three- and four-panel sliders. Cory checks the header and the opening and quotes the door and any framing work in writing.
