Foggy Window and Glass Replacement in Snohomish County

When the frame is sound and the glass has failed, we replace the insulated glass unit and leave everything else alone. It is the fix most companies do not offer.

In short

Fog or moisture between the panes of a double-pane window means the seal on the insulated glass unit has failed. It cannot be cleaned or repaired. Window glass replacement, also called insulated glass unit replacement, puts a new sealed unit into the frame you already have, for a fraction of the cost of a new window. Breeze Free does that work across Snohomish and King Counties, and Cory checks the frame before he quotes it.

Honest scoping

What we will not do

We will not sell you six new windows to fix one foggy pane. We will also not put new glass in a frame that is failing, because you would be calling us again in two winters. Cory says which one you are looking at on the visit, and the quote follows that.

Glass problems we fix without a new window

Fog or haze between the panes

A failed seal. New insulated glass unit, same frame.

Broken or cracked glass

A new unit cut and sealed to the same size, tempered where code requires it.

Failed glass in a sliding patio door

The largest and most common glass-only job we do.

Single-pane glass in an older wood frame

Often replaceable with an insulated unit if the frame can take the depth.

Upgrading the glass only

Low-e or argon-filled units in a sound frame, when a full replacement is not in the budget.

Window repair we do, and the repairs we do not

Not every window problem is a glass problem. We replace failed and broken insulated glass units, we re-mesh and rebuild screens, and we replace weatherstripping, rollers and hardware. What we do not do is rebuild a rotted frame or chase a sash balance in a thirty-year-old unit to buy one more winter. When that is what a window needs, replacing it is the cheaper answer and we will say so.

How a glass-only replacement works

  1. 1

Cory measures the glass and inspects the frame, sash and weep holes. If the frame is rotted or out of square, he tells you, because new glass in a bad frame fails again.

  2. 2

We order the insulated glass unit from Tacoma Glass to the exact size and glass package.

  3. 3

About two to three weeks later we remove the stops, set the new unit, reseal and reinstall the stops. Most units take under an hour each.

  4. 4

Two-year workmanship warranty on the work; the unit carries the manufacturer's seal warranty.

When glass-only is right, and when it is not

Replace the glass when

The frame is solid and square, the sash operates, the weatherstripping is intact, and the only problem is the glass. Typical in homes from the 1990s onward and in many well-kept older homes.

Replace the window when

The frame is rotted, the sash is warped, the hardware is failing, or the window is single-pane aluminum from the 1960s to 1980s. Glass-only work also does not qualify for PUD or PSE rebates; full window replacement can.

Such a great experience working with Breeze Free for the replacement of window panes that were failing. They were timely, priced fairly, and professional throughout the process. If I have any future window/door needs, I will definitely be calling them first. Highly recommend!

I needed a window with a failing seal replaced. It was a pleasure to work with Breeze Free Window and Door from start to finish: easy to contact, transparent business practices, reasonable prices. Will use this company again. Thank you.

A. C.Google review, failed seal

They were here on time and did a great job of putting my slider in and cleaned up their mess. Plus there was a crack on the door and they put the replacement order in right away. Great Job....This is the second time I have used them.

FAQ

Questions homeowners ask

Straight answers. Anything else, call (425) 337-6357.

Can foggy double-pane windows be repaired?

Not the fog itself. Once the seal between the panes fails, moisture is inside the unit and no cleaning or drilling fixes it for long. The repair is a new insulated glass unit in the existing frame, which is what we do, and it is far cheaper than a new window.

How much does it cost to replace the glass in a window?

Four things move the number: the size of the unit, the glass package (clear, low-e or argon-filled), whether code requires tempered glass in that opening, and how many units you do at once. Several units in one visit brings the per-unit cost down. Cory measures for free and the written quote is back to you inside 48 hours.

How long does glass replacement take?

The insulated glass unit is made to your measurements and usually arrives in about two to three weeks. Installation takes under an hour per window in most cases, and we take the old unit away.

Does glass-only replacement qualify for the PUD or PSE rebate?

No. Snohomish PUD and PSE window rebates apply to full window or door replacement, not glass-only work. If a rebate matters to your decision, we will price the full replacement alongside the glass so you can compare.

Can you replace the glass in a sliding patio door?

Yes. Failed glass in a slider is one of the most common jobs we do. The unit is large, so it is measured carefully and usually tempered. If the rollers or track are worn we can address those at the same visit.
