Ramblers and daylight basements from the postwar decades, most re-windowed once already with aluminum. Those frames conduct cold, sweat on winter mornings, and their seals are past saving. A vinyl or fiberglass unit in the same opening is the fix, and rebate eligible with electric heat.

Above downtown the houses are mostly 1970s and 1980s two-stories and split-levels built around a picture window aimed west. Forty years of weather off Puget Sound fails the seals in the units that take the most of it. Low-e glass cuts the glare without changing the view.

Edmonds is in Snohomish County, so Snohomish County PUD supplies the electricity. Existing homes heated with electric baseboards, an electric furnace or a heat pump qualify for PUD's window rebate: $100 per window replacing single-pane glass, $50 per window replacing a double-pane frame, with new double or triple pane windows rated U-0.30 or lower and a PUD-registered contractor doing the work. Breeze Free is registered for windows. PSE supplies natural gas in parts of Edmonds, and a home heated with PSE gas falls under PSE's own window rebate instead. Glass-only work never qualifies for either. Amounts and eligibility can change, so we confirm the current program with the utility before you order.

What we install in Edmonds

In the Bowl we install double-hungs that keep the proportions of a 1920s bungalow, in vinyl or fiberglass, or insulated glass in an original sash that is sound. On the postwar ramblers we replace aluminum with vinyl inserts that finish in a day. Up the hill, the view lots get low-e glass chosen to cut glare without tinting the water, and the weather side is replaced first when the job is staged. Can you replace windows in an older Edmonds home without changing the look?

Yes. On a 1920s or 1930s house we match the double-hung proportions and the grid pattern, keep the interior trim where an insert fits, and can put insulated glass into an original sash when the wood is sound. Cory tells you which approach suits the house while he is measuring it.

Will new glass change my view of the water?

Low-e glass reads as clear glass. It carries a coating that reflects heat, and on a west-facing picture window that is the point, because those rooms overheat in summer and lose heat in winter. You will notice the comfort and the quiet long before you notice the glass.
