Will new windows meet my HOA's architectural review in Mill Creek?

Usually not. Fog between the panes means the seal on the insulated glass unit failed. If the frame is square and the hardware works, we replace the glass unit and leave the frame in the wall. On the oversized units in these houses that is the common fix.

An existing home with permanently installed electric heat qualifies when the new windows are double or triple pane at U-0.30 or lower and a PUD-registered contractor installs them.
